LOCATION

Riversham is an impressive and stylish holiday property with breathtaking panoramic views directly over Saunton beach. This modern open plan spacious home also offers a variety of added luxuries such as private beach access to Saunton beach and the famous Saunton Sands Championship golf course, jacuzzi hot tub, indoor traditional rock sauna, mini gym and plenty of room for the children to run around.

Saunton sands beach is part of the Taw-Torridge estuary that forms the only UNESCO biosphere known in the United Kingdom. Saunton sands offers 3 beautiful miles of sandy beach which backs onto the Braunton Burrows Dunes. Saunton is famous for its surfing, kite-surfing and windsurfing oppourtunitys. Nestled within the dunes is the Saunton golf course which can be seen from Riversham. Nearby are Croyde and Putsborough which are just around the corner.

PROPERTY

Upon entering Riversham you will be captivated by its dazzling beach views and sophisticated beach themed living. As you enter Riversham there is a large entrance hall with a cloakroom to your right comprising of a W.C and washbasin. From the hall step into the spacious open plan lounge, dining and kitchen area with a complimentary blend of wooden flooring and plush cream carpets. This spectacular living space enjoys plenty of sunlight from the floor to ceiling windows and breathtaking views of Saunton beach, dunes and the garden beyond. This contemporary lounge area comprises of 2 large corner sofas, an LCD wall mounted freeview TV and feature fireplace with a woodburner.

To the right of the lounge is the dinning area with ocean views through the trees that surround the side of the property, the dinning area blends seemlessly into the conservatory with an ornate tea table, and a selection of sofas to sit back and unwind with spectacular commanding views over the patio, garden and the famous Saunton Sands dunes system.

The quaint kitchen lends itself beautifully for entertaining with a large family group whilst still enjoying those amazing ocean views. The kitchen offers all the conveniences one would expect of a property like this including: fridge/freezer, electric hob, microwave, oven, dishwasher, grill, 4 slice toaster, kettle, cafetiere, childrens tumblers and many other utensils. The traditional larder within the property gives plenty of room for extra storage you may need whilst holidaying here. The utility area off the kitchen houses an additional wash basin, washine machine and clothes airer.

The ground floor offers one of the most versitile rooms in this property as it can be customised to suit each invidual party. As standard this room is a games room featuring  a selection of games, LCD TV, reading books, wardrobe, storage space and a sofa bed. (The sofa bed can be used as a double or can be split into twin beds - upon request) Through the window this room enjoys views towards the beach, garden and sunny patio.

1ST FLOOR

Heading up the wooden carpetted staircase to the landing you will find a variety of bedrooms and the family bathroom.

The master bedroom is very spacious with harmonising neutral tones and original sanded floorboards, this room has a double bed with side tables, reading lamps, 6 door built in wardrobe, washbasin, LCD wall mounted TV, Dressing table with mirror and a separate double futon bed. The master bedroom benefits from french patio doors leading out onto your own private balcony that overlooks the large garden with commanding ocean views of Saunton beach. Linked to the master suite is a separate "mini" gym with treadmill, rowing machine, shower, 2 seater sofa and the piece de resistance an indoor private traditional rock sauna.

Bedroom two is a cool neutral room with chocolate accent colours. This room has a double bed, single, dressing table, bedside tables with lamps and a full length mirror.

Bedroom three has a vibrant black and pink décor with a double bed and single resting against its feature wallpaper. Benefitting from a direct sea view of Saunton beach you can enjoy lazy mornings in bed and still capture the magic of the sea. This room has white bedside tables with lamps, large double wardrobe, LCD TV, white chest of drawers and a large mirror.

Bedroom four is decorated in harmonising sea blues creating a nautical theme the children will adore. This room has a double bed, chest of drawers and a side table.

The family bathroom provides a bath with shower over and washbasin, there is also a separate WC adjacent to the family bathroom

OUTSIDE SPACE

The fully enclosed garden is a vast open haven of grass with plenty of room for the children to run around and enjoy. The terraced garden features a large sun-trap patio with a BBQ, plenty of seating and sun loungers that has an unspoilt view over the Saunton dunes, The terrace has a sunken hot tub which is perfectly positioned for evenings spent watching the sun go down over the beach or relaxing in the sun during the day. At the bottom of the garden there is a wooden gate with direct access to a private path that leads directly to Saunton championship golf course or onto Saunton's famous 3 mile's of sandy soft beach.

Riversham also has a secure outbuilding with space for board storage and golf clubs
